A possession walk-through is your opportunity to document any deficiencies before you take ownership. Key items to check: all doors, windows, and locks operate properly; no paint scuffs, drywall damage, or flooring issues; all appliances function correctly; plumbing fixtures work and have no leaks; electrical outlets and switches work; HVAC system operates; garage door and openers function; exterior grading slopes away from the foundation. We always recommend having your agent present and using a detailed checklist. All noted deficiencies should be documented in writing before possession.
All new homes in Alberta must be enrolled in the New Home Buyer Protection Act program, which mandates minimum warranty coverage: 1 year on labour and materials, 2 years on delivery and distribution systems (plumbing, heating, electrical), 5 years on building envelope, and 10 years on structural defects.
