How long does it take to build a new home in Alberta?

The timeline for a new home in Alberta typically ranges from 6 to 14 months depending on the builder, home size, and complexity of customization. Production builders (who build from standard plans) can complete a home in 6–9 months. Semi-custom and fully custom builds may take 10–14 months or longer. Factors like permit timelines, weather, and trade availability can affect the schedule. Your RK Realty agent will help you understand your specific builder's timeline upfront.

Do I need a REALTOR® for new construction?

Yes — and it costs you nothing. The builder pays the buyer's agent commission, so having an experienced REALTOR® represent you in a new construction purchase is completely free to you. Your agent advocates for your interests, reviews contracts, helps negotiate upgrades, attends inspections, and flags issues that an unrepresented buyer might miss. Builder sales representatives work for the builder — you need someone working for you.

What's included in the base price of a new home?

Base prices typically include the lot, foundation, framing, roofing, standard finishes (flooring, cabinets, countertops, appliances), HVAC, plumbing, electrical, and exterior work. What's NOT usually included: lot premiums (backing onto a park or pond), upgraded finishes, finished basement, window coverings, fencing, landscaping, and sometimes GST. Builder spec sheets can be misleading — your RK Realty agent will walk through the full cost picture before you sign anything.

Can I get a mortgage for a home that isn't built yet?

Yes. A construction or new build mortgage (sometimes called a progress draw mortgage) allows lenders to release funds in stages as construction progresses. You'll typically lock in your rate at pre-approval and funds are advanced at foundation, framing, drywall, and completion milestones. Our in-house mortgage broker Kabir Randhawa specializes in new construction financing and can walk you through the options, including builder-preferred lenders who may offer special incentives.

What should I look for during a new home walk-through?

A possession walk-through is your opportunity to document any deficiencies before you take ownership. Key items to check: all doors, windows, and locks operate properly; no paint scuffs, drywall damage, or flooring issues; all appliances function correctly; plumbing fixtures work and have no leaks; electrical outlets and switches work; HVAC system operates; garage door and openers function; exterior grading slopes away from the foundation. We always recommend having your agent present and using a detailed checklist. All noted deficiencies should be documented in writing before possession.

What builder warranties are included with a new home in Alberta?

All new homes in Alberta must be enrolled in the New Home Buyer Protection Act program, which mandates minimum warranty coverage: 1 year on labour and materials, 2 years on delivery and distribution systems (plumbing, heating, electrical), 5 years on building envelope, and 10 years on structural defects. Many builders offer additional builder warranties on top of these minimums. Your RK Realty agent will review the specific warranty terms for your builder before you sign.
